Overview

Most window problems aren't the window. They're the opening — a rotted or undersized lintel, a sill with no slope, a rough opening that was never squared, or flashing that sends water into the wall instead of out of it.

We do window and door replacement, and the structural side that goes with it: cutting and enlarging openings, new lintels, basement egress windows and wells, and the masonry, capping and interior finishing that make the result look like it was always there.

Full-frame vs retrofit

Retrofit is quicker and cheaper and keeps the existing frame — fine where that frame is sound. Full-frame takes it back to the rough opening and is the only honest option where there's rot, water damage or an out-of-square opening.

Egress

A bedroom window in a legal basement unit has to meet minimum opening area and dimensions, with a well that allows escape. We cut the opening, install the lintel, set the unit and build the well and its drainage.

Water management

Sloped sills, proper flashing and a drainage path out of the assembly. This is the detail that decides whether a window leaks in year three.

Make-good, inside and out

Brick and block cut-in, capping and trim outside; drywall, casing and paint inside. All our own trades, so the finishing isn't somebody else's problem.

    We walk the property with you — grades, drainage, access, what you actually use the space for. No guesswork from a satellite photo.

    Design & quote

    A layout, material selections and a transparent line-by-line price. You see what you're paying for before anything is ordered.

  3. 03

    Permits where needed

    Hamilton driveway approvals, building permits, conservation authority and heritage approvals — we confirm what your address needs and handle the application.

  4. 04

    Build & walkthrough

    Base prep done properly, a crew that cleans up daily, and a walkthrough at the end where we go over maintenance and stand behind the work.

Straight answers.

Can you cut a new basement window opening?

Yes — cutting the opening, installing a lintel sized for the load, setting the unit and building the well and drainage. Structural openings may need a permit and we'll confirm.

What makes a basement window an egress window?

Minimum openable area and minimum clear dimensions, with a well large enough to climb out of. Required for bedrooms in a legal basement unit — if you're building a second unit, the window is not the place to economise.

Do you supply the windows or do I?

Either. We can supply and install, or install units you've already bought — we'll review the sizes against the openings before install day rather than mid-job.

Will the brick be repaired around the new window?

Yes. Cut-in, make-good, capping and trim are part of the scope, and the interior casing and paint too.
