Overview

Superior's founders came out of commercial-industrial construction before they started the company — multi-unit residential developments, retail plazas, warehousing and public infrastructure. That's the background the commercial side of the business runs on.

We work as a trade contractor to general contractors and as a direct contractor to property managers, condo boards and owners. Concrete and site work outside, foundation and structural repair below grade, flooring, painting and drywall inside — and the scheduling discipline an operating property needs, because on a commercial site the constraint is rarely the work itself. It's doing the work without shutting the tenant down.

Common-area concrete, walkway and curb replacement, parking areas, grounds and unit turnover across a portfolio, on a schedule you can budget.

Condo boards

Capital concrete and hardscape work coming out of a reserve fund study — sidewalks, visitor parking, entrance courts, balcony and terrace surfaces, with the scope documented for the board.

General contractors

Trade-contractor scope on new builds and renovations — flatwork, site concrete, hardscape, drywall and finishes, with WSIB clearance, COI and the paperwork in order before mobilisation.

Retail & plazas

Entrance courts, patios, sidewalks and parking rebuilt while the plaza stays open. Night and weekend pours where daytime isn't an option.

Industrial & warehousing

Loading pads, dock aprons, equipment pads, bollard footings, trench reinstatement and yard concrete.

Institutional & municipal

Barrier-free ramps and landings, accessible parking, sidewalks, curb and gutter, site stairs and grounds restoration.

Scheduling around occupancy

Night, weekend and phased work so a plaza, clinic or office keeps trading. We stage areas rather than closing a site, and we handle resident and tenant notice with you.

Documentation

WSIB clearance certificate and certificate of insurance on request before mobilisation, a written scope and schedule, and change orders priced in writing before the work happens.

Accessibility compliance

Where a rebuild triggers the Design of Public Spaces Standard, we build the path widths, running and cross slopes, curb ramp geometry and tactile surface indicators the standard requires — not an approximation of them.

Spec compliance

We build to the drawings and the spec: mix designs and exposure classes, reinforcement, slopes and tolerances. On reserve-fund work we document what was installed so the next study has something real to work from.

Straight answers.

Do you work as a subcontractor to general contractors?

Yes — a good share of our commercial work is trade-contractor scope for GCs. We carry WSIB clearance and commercial general liability and can provide both before mobilisation.

Can you work outside business hours?

Yes. Night and weekend pours, phased installs and after-hours interior work are normal on occupied sites. It's priced into the quote rather than added later.

Do you quote from drawings and tender documents?

Yes — send the drawings and the relevant spec sections and we'll return a line-by-line price. For repair and maintenance work we'll walk the site instead.

Can you help a condo board scope reserve-fund work?

We can walk the site, document the condition, and give the board a scoped, priced option they can actually compare against others. We're a contractor, not an engineer — where a reserve fund study or stamped design is required, that's a separate consultant and we'll say so.

What size of project do you take on?

From a single walkway replacement on a managed property to a full site package on a new build. If a job isn't a fit for us we'll tell you rather than stretching.
