Overview

A wet basement is a water-management problem before it's a foundation problem. Older Hamilton housing stock — lower city especially — was built with clay tile or no drainage at all, and the grading around it has had a century to settle the wrong way.

We start outside: downspouts, grading, window wells and the slope of whatever hard surface sits against the wall. A surprising share of leaks are solved there. Where the problem is genuinely below grade, we excavate, repair, membrane and re-drain properly.

Diagnosis before digging

We look at where the water actually enters and what's feeding it. Excavating a wall that's leaking because a downspout discharges against it solves nothing and costs a great deal.

Exterior vs interior

Exterior waterproofing keeps water out of the structure and is the better fix where access allows. Interior perimeter drainage manages water that's already in and is often the only option on tight urban lots. We'll tell you which your site is.

Crack injection

Polyurethane or epoxy depending on whether the crack is active and whether it's structural. Injection seals a non-structural poured-wall crack properly for a fraction of an excavation.

Putting it back

We do the landscaping, hardscape and concrete ourselves, so the trench gets backfilled, compacted and the surface reinstated by the same company that opened it.

    Permits where needed

    Hamilton driveway approvals, building permits, conservation authority and heritage approvals — we confirm what your address needs and handle the application.

    Build & walkthrough

    Base prep done properly, a crew that cleans up daily, and a walkthrough at the end where we go over maintenance and stand behind the work.

Questions

Straight answers.

Is my wet basement a foundation problem?

Often not. Downspouts discharging at the wall, negative grading, a cracked window well or a settled walkway sloping back at the house cause a lot of what gets diagnosed as foundation failure. We check those first.

Exterior or interior waterproofing — which do I need?

Exterior is the more complete fix because it stops water at the wall; it needs excavation room and costs more. Interior perimeter drainage manages water once it's in and suits tight lots and finished exteriors. Site access usually decides it.

Can you repair a crack without excavating?

A non-structural crack in a poured wall can usually be injected from inside. Block walls, structural movement and failed footings are different conversations, and we'll say so.

Do you restore the yard afterward?

Yes. Excavation wrecks landscaping — we backfill and compact properly and reinstate the grading, hardscape or concrete as part of the same contract.
